At 585 metres above sea level, temperatures in Igatpuri run cooler than Mumbai year-round, and the district sits within Maharashtra's Nashik zone — placing it within practical range of Nashik's social infrastructure (hospitals, schools, commercial centres) while remaining accessible from Mumbai in roughly three hours by rail or road.
For Rustomjee buyers specifically, the proposition is land ownership in a gated, developer-managed community — not a standalone rural plot. The developer's precedent at Belle Vie in adjacent Kasara (two state-of-the-art clubhouses, multiple swimming pools, indoor and outdoor sports arenas, a restaurant, and a curated library across an 88-acre community) signals what Rustomjee considers the minimum community infrastructure for a plotted scheme.
