In September 2024, Rustomjee launched Belle Vie, a gated community spanning 88 acres in Kasara, introducing 462 villa plots ranging from 2,000 to 7,000 square feet, with prices starting at INR 59 lakhs. The Igatpuri plotted development follows the same strategic logic—gated, curated land parcels in the Western Ghats foothills positioned for second-home and long-term land investment buyers.
Rustomjee's approach to this segment is explicitly strategic. Management has identified plotted development in emerging corridors like Kasara, Igatpuri, Karjat, and Alibaug as a growth lever targeting Rs 10,000 crore in cumulative pre-sales from this segment by FY30. A publicly listed developer with regulatory obligations around project disclosures, RERA registration, and construction timelines offers a structurally different risk profile from the fragmented seller landscape that currently dominates the Igatpuri–Kasara belt.
Keystone's Chairman Boman Irani has noted that the Igatpuri addition reinforces the company's expansion into the plotted development space, in line with its long-term growth strategy. For the Igatpuri buyer, this translates into a Rustomjee-standard gated community—master-planned layout, defined amenity programme, and the builder's delivery track record—applied to a market segment that has historically lacked that level of organised development.
Rustomjee's plotted product in this corridor is aimed at three overlapping buyer profiles. First, Mumbai-based families seeking a second home or weekend retreat within a two-to-three hour drive—a journey that the Samruddhi Mahamarg now makes materially faster for those exiting from Thane or the Eastern suburbs. Second, investors seeking land as a long-term asset class in a hill-station market that has seen rising organised demand but limited quality supply. Third, buyers who intend to eventually build a personal villa on a secured, titled plot within a managed community, rather than purchase a completed unit in the city.
Located in a serene area with strong government investment in infrastructure, the Kasara–Igatpuri corridor benefits from significant infrastructure development, enhancing its appeal as a destination for second homes, vacation retreats, and land ownership in a promising region—a positioning that Rustomjee's Chairman articulated publicly at the time of the Belle Vie launch and that applies equally to the Igatpuri project that followed.
Established in 1995, Keystone Realtors has built a diverse range of real estate projects—from residential buildings and premium gated estates to townships, corporate parks, and retail spaces—catering to affordable, mid-market, aspirational, premium, and super-premium segments.
