Rustomjee plans 55-acre plots and villas project in Karjat's Bhilvale area
Published
Rustomjee, the residential brand of Keystone Realtors Limited, has announced a plan for Rustomjee Villas Karjat, a project spread over 55 acres in the Bhilvale area of Karjat, Raigad district, Maharashtra. The development combines residential plots and villas on a single site and is currently in the upcoming stage, with the developer targeting possession in March 2030.
The Bhilvale location sits on the Khalapur side of Karjat, a taluka that has drawn steady interest from homebuyers seeking larger plots and a quieter setting within reach of Mumbai and Pune. The project is listed with plots ranging from 1,500 to 7,000 square feet, a format suited to buyers who want to design and build their own homes. More details are available on the Rustomjee Villas Karjat project page.
Plots and villas on a 55-acre site
The project offers two product types. Residential plots are planned in sizes between 1,500 and 7,000 square feet, allowing owners to choose a plot that matches their building plans. Villas form the second component of the same 55-acre development.
Plot pricing has been reported at ₹10,000 per square foot, with the project starting from ₹1.5 crore. Based on that rate, a 1,500 sq ft plot would cost ₹1.5 crore and a 7,000 sq ft plot would cost ₹7 crore. The listing range for the project therefore runs from ₹1.5 crore to ₹7 crore.
The planned amenities list includes:
- A clubhouse with a community hall and relaxation zone
- A swimming pool, gymnasium and amphitheatre
- Kids play area, sports zone and children's activity zones
- Walking paths and a jogging track
- Landscaped gardens, a library and reading rooms
- Yoga and meditation areas, and a cafeteria
- 24/7 security with CCTV and controlled entry points
- Power backup for common areas
The gated layout, with controlled access and round-the-clock security, is planned as part of the community's day-to-day infrastructure.
Location and connectivity
Karjat railway station is about 5 km from the project site. Mumbai city centre is roughly 70 km away and Pune city centre about 60 km, with the Mumbai-Pune Highway providing road access. The Mumbai-Pune Expressway has brought Karjat within a journey of under two hours from Mumbai.
Rail connectivity in the area is set to improve with the Panvel-Karjat suburban corridor, a 29.6 km line with five stations at Panvel, Chikhale, Mohape, Chowk and Karjat, which is slated for completion in 2026. Navi Mumbai International Airport is listed at about 60 km from the project. Bhivpuri Road station on the Mumbai suburban network also lies within Karjat taluka.
Karjat is known for its leisure destinations. Yogeshwari Temple, ND's Film World and Imagicaa are among the attractions within the wider Karjat area, and the town's hill and lake settings add to its appeal as a weekend and residential destination.
Several infrastructure proposals could further shape the corridor. The Shirur-Chakan-Talegaon-Karjat-Uran multi-modal corridor, estimated at about 135 km and ₹12,500 crore, is a proposed BOT project. The second Mumbai-Pune Expressway, a 130 km project costing ₹15,000 crore, has its first phase from Pagote to Chowk approved. A greenfield expressway linking JNPA to Chowk in Karjat has been submitted for final approval. A Kalyan-Panvel metro corridor is proposed but not yet sanctioned.
