Keystone Realtors Limited, the listed Mumbai-based developer that trades publicly as Rustomjee (NSE: RUSTOMJEE), was incorporated in 1995 and has since built a business almost entirely within the Mumbai Metropolitan Region. The company has delivered upwards of 26 million square feet of real estate and handed over keys to more than 17,000 homes over the years. Its entry into Dindoshi Nagar, Goregaon East, through the Rustomjee Swarganga CHSL project, is not an isolated plot purchase — it is a direct expression of a deliberate, publicly stated corporate strategy.
As part of its business model, the company focuses on entering into joint property agreements, redevelopment agreements with landowners or builders, or societies, and slum rehabilitation development. That model has been sharpened over successive financial years into what the company now calls cluster redevelopment: the consolidation of multiple ageing housing societies within a single contiguous geography into a single, larger, gated development.
In FY26, Rustomjee added five projects having a saleable area of 4.32 million sq ft and an estimated GDV of INR 104.20 billion — among them, Swarganga CHSL at the Dindoshi Nagar Cluster, Goregaon East. The company disclosed this alongside GTB Nagar at Sion, the Lokhandwala Cluster at Andheri West, The Homestead CHSL at Lokhandwala, and Om Nagar CHSL at Andheri East — all of these are redevelopment projects.
In the business development additions for H1 FY26, Swarganga CHSL in Dindoshi Nagar joined GTB Nagar in Sion and the Lokhandwala Cluster in Andheri West. Together those three projects cover 3.25 million sq ft with a GDV of ₹7,727 crore. For buyers, this positioning matters: Rustomjee is not entering Dindoshi Nagar as a greenfield developer acquiring vacant land. It is the chosen redevelopment partner of existing residential societies in the area — a relationship built on the consent of the very community that will eventually move in.
Cluster redevelopment allows Rustomjee to create gated communities — probably the most sought-after housing format because they provide larger layouts, better communities, and a fuller range of shared amenities. The Dindoshi Nagar footprint follows that pattern precisely.
Since FY23, Keystone Realtors has added 25 projects (21 of them redevelopments), totalling approximately ₹27,800 crore GDV — including a record ₹10,400 crore GDV across five projects in FY26 alone, 1.74 times its own guidance. That cadence of delivery is what societies in areas like Dindoshi Nagar weigh when selecting a developer for a redevelopment mandate.
Each project is underwritten at approximately 35% gross margins, with upfront equity capital capped at around 10% of total project GDV — an asset-light, margin-first approach designed to maintain balance sheet strength. For a society member or incoming buyer, the significance is practical: a developer who commits limited upfront capital relative to the project's total value has strong commercial incentive to launch, sell, and complete on schedule.
As of December 31, 2025, Keystone Realtors had 20 ongoing projects with a total saleable area of 8.86 million sq ft and a total GDV of INR 171.83 billion. A significant 52% of the inventory in these ongoing projects has already been sold, reflecting strong market acceptance.
Rustomjee has also demonstrated delivery credibility on its existing western-suburb portfolio. Rustomjee Crown at Prabhadevi has seen Tower C completed, with Towers A and B completed earlier. Rustomjee Seasons received the Best Gated Community Project in Residential by CREDAI, while Rustomjee Bella received the second-best award for Mixed Development Project in Tier 1 — also by CREDAI.
Rustomjee's current redevelopment projects span Lokhandwala, GTB Nagar, Dindoshi, and Malad West — a contiguous stretch of Mumbai's western suburbs that includes Goregaon East. The Dindoshi Nagar entry is therefore consistent with an established geographic concentration, not a speculative push into unknown territory.
Earlier in the Goregaon belt, Rustomjee has been associated with residential projects such as Rustomjee Raag in Goregaon West and Rustomjee OZone, which has established the brand's identity in this wider locality. At the corporate level, Rustomjee has added five cluster projects with a combined GDV of approximately INR 137 billion, covering the Lokhandwala Cluster, GTB Nagar Cluster, Dindoshi Cluster, Malad West Cluster, and Om Nagar Cluster. The Dindoshi Cluster — of which Swarganga CHSL is a part — is therefore one node in a structurally linked redevelopment band running from central Mumbai through to Goregaon's eastern fringe.
In Goregaon East, newer areas such as Dindoshi, Gokuldham, Yashodham, Saibaba Complex, and the Oberoi Garden City — each boasting of large residential complexes and contemporary amenities — developed as the suburb expanded eastward. Dindoshi sits at the northern end of this eastern tier, adjacent to the Aarey Colony greenbelt, which provides a rare environmental buffer for a dense Mumbai suburb.
Connectivity in Goregaon East has improved materially. Since Metro Line 7's inauguration in January 2023, areas near metro stations in Goregaon East have experienced significant demand increases, with improved connectivity boosting property appreciation and rental yields. The Western Express Highway — which flanks the broader Goregaon East area — and the Goregaon-Mulund Link Road (GMLR), when complete, will further reduce east-west transit times. On pricing, Dindoshi property rates currently stand at approximately ₹30,300 per sq ft, representing a 7.3% year-on-year increase — one of the stronger appreciation rates among all Goregaon East sub-localities, outpacing the broader Goregaon average of 3.1% annual growth over the same period. Flat rates across Goregaon East as a whole have grown 15.2% over three years and 25.5% over five years. For a redevelopment project whose saleable units are priced in line with this market, the trajectory is structurally supportive.
Goregaon East's social infrastructure includes well-regarded educational institutions such as Oberoi International School and Vibgyor High School, while healthcare needs are met by facilities including Hiranandani Hospital and Nanavati Hospital. Entertainment and shopping destinations such as Infiniti Mall, Film City, and the Goregaon Sports Club add to the area's lifestyle draw. These are the tangible day-to-day reference points for any family buying into the Dindoshi Nagar catchment.
Goregaon East offers rental yields of 3–4%, supported by steady demand from professionals working in nearby IT hubs, NESCO IT Park, and Film City. Buyers who do not occupy immediately have a functioning rental market to support holding costs — relevant context for any redevelopment unit acquired early in the cycle.
A buyer entering Rustomjee Swarganga CHSL is not purchasing a standalone apartment in an open plot — they are buying into a transformation. The existing Dindoshi Nagar cooperative societies that mandated Rustomjee will be rehoused, while free-sale units are sold to the open market. The result, in Rustomjee's executed track record elsewhere, is a gated development on an established residential parcel with the social fabric of an existing community already embedded in the neighbourhood.
Chairman and Managing Director Boman Irani has stated that redevelopment continues to be a strategic focus area, providing long-term growth visibility and consistent value creation in Mumbai's urban market. The state government's adoption of cluster redevelopment — with 19 zones identified to generate approximately six lakh homes — represents a key scale multiplier for Rustomjee, which has already added five cluster projects with approximately ₹13,700 crore GDV. The Dindoshi Nagar Cluster is one of those five, meaning its regulatory and policy tailwinds are explicitly acknowledged at the state level.
Rustomjee is a preferred partner not only with societies, but also with MHADA, to carry out large cluster redevelopments — a distinction that is difficult for most developers to claim, and one that reinforces the institutional trust behind every society-level mandate the company receives in localities like Dindoshi Nagar.
