Rustomjee Enters Dindoshi Nagar CHSL Redevelopment
Keystone Realtors added two new projects in Q1 FY27 with a combined saleable area of 1.98 million square feet and an estimated gross development value of ₹7.13 billion, including the Utkarsh CHSL cluster redevelopment project in Dindoshi Nagar, Goregaon East. The company made the disclosure to the Securities and Exchange Board of India on July 10.
Portfolio Addition and Market Context
Keystone Realtors, which markets its projects under the Rustomjee brand, expects new project launches across the Mumbai Metropolitan Region to accelerate sales in coming quarters after reporting lower pre-sales in Q1 FY27, with the April-June quarter showing pre-sales of ₹6.17 billion, down 42 percent from ₹10.68 billion in the year-ago period. The company attributed the decline to the absence of new project launches during the quarter, with sales driven by ongoing inventory across existing developments.
Collections remained resilient at ₹5.99 billion, a 4 percent increase over ₹5.75 billion in the year-ago quarter, supported by cash inflows from previously sold units and sustained sales across ongoing projects.
Strategic Growth Trajectory
The additions reinforce the company's leadership in Mumbai's redevelopment segment and, more particularly, in the cluster redevelopment segment, while also expanding its presence in the plotted development space, in line with its long-term growth strategy. Maharashtra's push toward cluster redevelopment consolidates multiple aging, unauthorized, or congested settlements into master-planned townships rather than piecemeal rebuilds, with the state earmarking 800–1,000 acres for such projects and identifying 19 cluster zones expected to yield nearly six lakh new homes.
Between January 2020 and mid-March 2026, Mumbai logged 1,094 redevelopment agreements, unlocking 432 acres of land and an estimated ₹1.5 lakh crore in value, with roughly three-quarters of that activity clustered in the Western Suburbs where Keystone Realtors has built its reputation over 30 years and rehoused more than 19,000 families.

Founded in 1996, Rustomjee has been built on the belief that ideas form the cornerstones of buildings. Keystone's current footprint spans 39 completed, 17 ongoing, and 21 forthcoming projects, translating into 29-plus million square feet already delivered and another 46 million square feet in the pipeline, with 84 percent of forthcoming project value by gross development value coming from redevelopment.

On the credit front, ICRA upgraded the company's rating from A+ (With Stable Outlook) to AA- (with Stable Outlook), while CRISIL maintained its credit rating of AA- (with Stable Outlook).
