Headquartered on the Western Express Highway in Andheri, the company has established 20.22 million square feet of high-value and reasonable residential structures, townships, corporate parks, premium gated estates, iconic landmarks, retail spaces, schools, and various other real estate development since its founding. Alibaug does not currently carry an active Rustomjee address, but the coastal town sits directly inside the infrastructure corridor that the company's own project literature and investor commentary have flagged as strategically significant to its Mumbai Metropolitan Region footprint.
Rustomjee's marketing for its existing Global City township in Virar West already frames the settlement's future value around the corridor that terminates in Alibaug, noting that with the upcoming metro line, a 140 kilometer 12-lane corridor planned from Virar to Alibaug, it is poised to be the next big thing. That is not incidental language: in a company investor presentation, Keystone Realtors' own leadership pointed to the same route, noting that on the Virar-Alibaug Multimodal Corridor close to around 40,000 crores are being spent by the government. For a developer whose stated growth math depends on locating land and redevelopment opportunities ahead of infrastructure completion, a corridor terminus like Alibaug sits squarely inside that calculus, even before a specific project is announced there.
The Virar-Alibaug Multimodal Corridor is a 126.3-km corridor that will connect Vasai, Bhiwandi, Kalyan, Ambernath, Panvel, Uran, Pen and Alibaug, while integrating with important national highways and expressways such as the Mumbai-Ahmedabad Highway, Mumbai-Agra Highway, and Mumbai-Pune Expressway, at an estimated cost of INR 63,618 crore. As of 2026, the project's land acquisition work is 90% done, and groundwork for the first section between Virar and Bhiwandi has started, with Phase I expected to be completed by 2027 and full completion and operation expected by 2030. Separately, the already-operational Mumbai Trans Harbour Link has been transformative on its own: the operational Mumbai Trans Harbour Link has reduced road travel time between Mumbai and Alibaug to approximately 1 to 1.5 hours, and the proposed Revas-Karanja Bridge is expected to cut travel time from Navi Mumbai to Alibaug from around 2 hours to 30 minutes upon completion.
The land-value trajectory is the clearest evidence of the shift. Land prices have risen from approximately Rs. 2,884 per sq. ft. in 2018 to Rs. 7,210 per sq. ft. in 2025 and are projected to touch nearly Rs. 21,250 per sq. ft. by 2031. Villa values are following a similar arc, with land values in Alibaug projected to appreciate by 3x to 3.5x over the next five to six years, while premium villa prices are expected to rise by 2x to 2.5x during the same period. Demand is not purely speculative: tourist footfall in Alibaug has nearly doubled from 2.2 million visitors in 2020 to 4.5 million visitors in 2025, strengthening the hospitality and rental ecosystem, and limited supply of land is the primary driver of high land prices and sustained appreciation across approved micro-markets.
Rustomjee's playbook across its home markets of Bandra, Andheri, Thane, and Dombivali has leaned on scale-and-redevelopment discipline rather than land speculation. The company's Keystone Realtors aims for Rs 10,000 crore in pre-sales by 2029-30, having achieved Rs 4,022 crore in pre-sales for FY25, a 33% year-on-year increase, and it recently added scale through the Om Nagar Co-operative Housing Society Federation redevelopment in Andheri East, a project with a GDV of nearly Rs. 1,775 crores. It has also moved beyond its traditional Mumbai city limits by launching Verdant Vistas, a luxury residential project in Thane developed in collaboration with Singapore-based Keppel, anticipated to comprise 440 units and achieve a gross development value of Rs. 1,750 crore, marking Rustomjee's debut luxury project in Thane. That pattern of following infrastructure-led growth corridors into new geographies, while keeping delivery standards consistent with its Mumbai projects, is the lens through which a corridor town like Alibaug fits the developer's stated trajectory, even in the absence of a live project there today.
