Rustomjee plans Trans Harbour Link project as Sewri corridor matures
Published
Rustomjee, the residential arm of Keystone Realtors Limited, has announced plans for Rustomjee Mumbai Trans Harbour Link, an upcoming residential project in the Trans Harbour Link corridor between Sewri and Chirle in Mumbai. The project is positioned around the Atal Setu, the 21.8 km six-lane expressway that links Sewri with Navi Mumbai across Thane Creek, and it adds a new name to the developer's pipeline in the city's south and central micro-markets.
The plan arrives as the developer's own Sewri footprint is growing and as several infrastructure projects in the area move toward completion. Buyers following the Rustomjee Mumbai Trans Harbour Link project page will find the planned configurations and amenities outlined below, along with the context that shapes the corridor's appeal.
Planned homes and key features
The project is currently listed as upcoming. Its planned residences are arranged across three configurations. One bedroom, hall and kitchen homes are listed at 200 to 400 sq ft, two bedroom homes at 750 to 1,200 sq ft, and three bedroom residences at 1,200 to 1,500 sq ft. Pricing has not yet been published for the project, so buyers will need to request current rates directly from the developer.
The amenity list is broad for a project at this stage of planning. It includes a clubhouse, swimming pool, gymnasium, mini theatre, amphitheatre, meditation pod, skating rink, kids' play area, cafeteria and step garden. Security is planned through CCTV at key points, security personnel and electronic key-card or biometric access.
On the specification side, the plan describes solid concrete block brickwork for external and internal walls, premium flooring with external-grade wooden flooring in the balconies, and EWCs with chrome-plated fittings in all toilets.

The Trans Harbour Link corridor
The Atal Bihari Vajpayee Sewri-Nhava Sheva Atal Setu has changed how residents and commuters move between south Mumbai and Navi Mumbai. The journey between Sewri and Chirle or Nhava Sheva now takes roughly 20 minutes, compared with the 60 to 90 minutes it took before the link opened. Atal Setu access from Sewri is about five minutes by car.
The corridor is also served by the Eastern Freeway and the Sewri-Chembur Link Road, and the Mumbai Coastal Road lies about 6 km away. Sewri railway station on the Harbour Line provides suburban rail access, while Prabhadevi on the Western Line and Parel on the Central Line are a short drive away. Navi Mumbai International Airport, described as upcoming, is around 21 km from the Trans Harbour Link route.
Nearby social infrastructure is well established. Mumbai Public School is close to the developer's Sewri project, and the Ruia, Welingkar and Poddar college cluster and JBCN International are within a few kilometres. Sewri TB Hospital is within walking distance of the area, and Tata Memorial Hospital is about 1.7 km away. High Street Phoenix and Palladium are the nearest large shopping destinations.
Infrastructure shaping the area
The Sewri-Worli Elevated Connector, a four-lane elevated corridor of about 4.5 km, is one of the main road projects in the area. Its completion deadline has been extended to 31 May 2027, from an original target of September 2026. The project was around 62% complete as of February 2026, and officials are preparing to launch girders over the railway tracks in November 2026.
Metro Line 11 has been named as a catalyst for Parel Extension and Sewri, and the Mumbai-Ahmedabad bullet train project is anticipated to be completed in 2027. The Coastal Road and Metro Lines 2A and 3 have already opened, adding to the corridor's connectivity.
The developer behind the project
Rustomjee traces its roots to 1995, when Boman Rustom Irani founded the company. Keystone Realtors Limited, which trades as Rustomjee, was listed on the stock exchange after its 2005 IPO. The company has developed more than 29 million sq ft of construction area and has a further 46 million sq ft in its pipeline. It has completed more than 320 buildings and delivered over 19,000 homes, with a focus on Mumbai and Thane.
Recent completed projects in Mumbai include Yazarina III, Summit, Crown A and B, Urbania L and D, and Central Park. In FY2025, the company ranked 13th nationally by pre-sales, with ₹3,028 crore. Its Sewri project, Vista Bay on Parel Extension, is priced from ₹3.59 crore and is being built with a developer-funded CLP Pre-EMI scheme, under which the developer prepays loan interest during construction.
What comes next
The next milestones for the project are its launch and booking announcements, which the developer will communicate as the plan moves forward. In the wider corridor, the Sewri-Worli Elevated Connector's girder work begins in November 2026, with completion targeted for May 2027. The Mumbai-Ahmedabad bullet train and Navi Mumbai International Airport are also expected to shape the Trans Harbour Link corridor in the coming years, adding to the connectivity that has already made the Sewri to Navi Mumbai route far shorter.
