Keystone Realtors posts 84% Q2 FY27 sales growth at ₹1,423 crore
Mumbai-based Keystone Realtors reported pre-sales of ₹1,423 crore for the second quarter of FY27, an 84% increase from ₹772 crore in the same quarter a year earlier. The July–September quarter ended on September 30, with the company’s business update issued on October 8, 2026.
Area sold rose 31% year on year to 0.65 million sq. ft., compared with 0.5 million sq. ft. in Q2 FY26. Collections moved in the opposite direction, easing to ₹541 crore from ₹669 crore a year earlier. The company attributed the sales momentum to demand across its luxury and super-premium projects.
Quarterly performance and project activity
For the first half of FY27, Keystone recorded pre-sales of ₹2,041 crore, up 11% from ₹1,839 crore in the corresponding period of FY26. The company described the H1 figure as an all-time high and said it represented 41% of its full-year guidance. H1 collections were ₹1,141 crore, compared with ₹1,245 crore a year earlier.
Quarterly project activity included the launch of Rustomjee Ozone Skye in Malad West and the start of construction on commercial project 25HQ in Prabhadevi. Together, the two projects have 0.54 million sq. ft. of saleable area and an estimated gross development value (GDV) of ₹2,196 crore.
Keystone also said it completed three RERA-registered projects during the quarter. Their combined construction area was 1.32 million sq. ft.; completion came six to 12 months ahead of the projects’ RERA timelines.
The main figures for the quarter and half year are:
- Q2 FY27 pre-sales: ₹1,423 crore, up 84% year on year.
- Q2 area sold: 0.65 million sq. ft., up 31% from 0.5 million sq. ft.
- Q2 collections: ₹541 crore, compared with ₹669 crore in Q2 FY26.
- H1 FY27 pre-sales: ₹2,041 crore, up 11% year on year and equal to 41% of full-year guidance.
- H1 collections: ₹1,141 crore, compared with ₹1,245 crore in H1 FY26.
Across the first half, Keystone added two projects with combined saleable area of 1.41 million sq. ft. and estimated GDV of ₹547 crore: Utkarsh CHSL in the Dindoshi Nagar Cluster at Goregaon East, and a plotted development at Igatpuri.
Chairman and managing director Boman Irani said the company had a strong pipeline of launches for the rest of FY27. He also described efficient acquisition and delivery of new projects as a continuing focus, with redevelopment in Mumbai remaining central to the company’s strategy.

Keystone plans further launches during the remainder of FY27 and said it intends to continue pursuing new project acquisitions and efficient delivery. The company has not provided specific launch dates in its update. Market attention will centre on whether the pre-sales pace is sustained, alongside collections and the next set of launches.
