Rustomjee completes three La Familia towers at Urbania, Thane, ahead of RERA timelines
Keystone Realtors Limited, which operates the Rustomjee brand, has completed three RERA-registered towers at Urbania in Majiwada, Thane West, within the Mumbai Metropolitan Region. The towers, named Rustomjee La Familia A, B and C, were finished in the second quarter of FY27 and were delivered six to twelve months ahead of their stipulated RERA deadlines.
The completions were disclosed to the stock exchange on 8 October 2026 in a Regulation 30 operational update covering the first half and second quarter of FY27. Together, the three towers account for about 1.32 million sq ft of construction area, taking the company's RERA completions for the half-year to four projects and 1.39 million sq ft.
Completion and sales figures
The towers form part of Rustomjee Uptown Urbania, a large residential development at Majiwada. The three wings carry the following RERA registrations: Wing A P51700032262, Wing B P51700032205 and Wing C P51700046128. Portal listings describe the project as offering 1, 2, 3 and 4 BHK residences ranging from 418 sq ft to 2,200 sq ft, with each tower rising 47 floors. Listed prices on property portals run from ₹1.14 crore to ₹6.00 crore, plus charges.
The same update reported strong sales momentum. H1FY27 pre-sales reached ₹2,041 crore, an 11 percent increase over the corresponding period last year. Second-quarter pre-sales were ₹1,423 crore, up 84 percent year on year, according to reports published in 2026. Area sold in the quarter rose 31 percent to 0.65 million sq ft. Collections for the quarter stood at ₹541 crore, compared with ₹669 crore a year earlier, and H1FY27 collections were ₹1,141 crore, down 8 percent.
Shares of Keystone Realtors closed at ₹359.75 on the day of the update, down 5.22 percent, with a market capitalisation of ₹4,544.50 crore.
Location and connectivity
Majiwada sits where the Eastern Express Highway enters Thane and merges into the Mumbai to Nashik highway corridor. It is also the starting point of Ghodbunder Road, which runs toward the Western Express Highway. Recent traffic-management upgrades at Majiwada Junction and ongoing junction works are intended to ease peak-hour congestion in the area. Thane Railway Station is roughly 10 minutes away, though travel times vary by source.
Metro Line 4 and its extension, Line 4A, together form a 32.3 km elevated corridor from Wadala to Kasarvadavali. Residents of Majiwada are expected to use the Cadbury Junction and Kapurbawdi area as their practical metro access point once the line is operational.
The developer
Keystone Realtors was incorporated in Mumbai in 1995 and is headquartered in Andheri East. Over more than three decades, the company has built more than 29 million sq ft and delivered over 19,000 homes, with its activity concentrated in the Mumbai Metropolitan Region. It holds a dual credit rating of AA- with a Stable outlook. Boman Irani is the chairman and managing director. The company first launched the Urbania township tower in Thane in 2006.
Beyond residential work, the company's fund management arm, Mt K Kapital, has announced a second fund of USD 450 million in a joint venture with Japan's Marubeni Corporation. The developer has also signed a contract with Robin Village Development, a Singapore-based subsidiary of Tiong Seng, to set up an in-house pre-cast plant.
What comes next
The company is building its launch pipeline for the second half of FY27. Brokerage estimates place the pipeline at roughly ₹6,000 crore in gross development value, including Dhuru Wadi at ₹1,500 crore, Urbania Thane at ₹1,200 crore, Urban Woods in Dombivli at ₹1,100 crore, Avinash Towers in Versova at ₹1,200 crore, and the first phase of the GTB Nagar cluster in Dindoshi. Management has said it intends to use the festive-season launches and its capital position to expand its project footprint. For the coming two quarters, collections and the pace of new launches are likely to be the key indicators to watch.
