CRISIL Ratings assigned a CRISIL AA-/Stable rating to the non-convertible debentures of Keystone Realtors Limited, part of the Rustomjee group. The ₹335 crore instrument marks the company's continued access to capital markets as it scales operations across the Mumbai Metropolitan Region.
Rating Rationale and Financial Standing
The rating reflects the company's business risk profile supported by buoyant saleability in ongoing projects, strategically planned new launches, and a strong market position. The company maintains a strong credit profile, evidenced by a Gross Debt to Equity ratio of 0.26:1 as of Q4 FY26.
Pre-sales jumped 33 per cent to ₹4,022 crores in FY26, with Profit After Tax at ₹95 crores. In Q4 FY26, the developer delivered its highest-ever quarterly pre-sales of ₹13.46 billion and record collections of ₹8.53 billion.
Project Momentum and Expansion Pipeline
The company aggressively expanded its launch pipeline and land bank, unveiling seven projects in FY26 with an estimated gross development value of ₹98.13 billion, nearly doubling the prior year and surpassing its launch guidance. It also added five redevelopment projects with GDV of ₹104.20 billion, far exceeding business development targets and reinforcing its leadership in Mumbai's redevelopment segment.
To date, Keystone Realtors has successfully delivered over 26 million square feet of constructed area, with a substantial pipeline of over 40 million square feet in development. The company has approximately 37 completed projects, 16 ongoing projects, and 28 forthcoming projects across the Mumbai Metropolitan Region.

A key strategic focus for the company is its asset-light model, with significant emphasis on redevelopment opportunities, particularly within the Mumbai MMR, which continues to be a primary engine for its growth. Recent wins underscore this trajectory: the company received the letter of acceptance for the redevelopment of 25 buildings in GTB Nagar of Mumbai's Sion Koliwada, with a GDV of ₹4,521 crore, from the Maharashtra Housing and Area Development Authority.
