Rustomjee is a Mumbai based real estate company, founded by Boman Irani in 1995. The company was listed as Keystone Realtors on BSE and NSE. Over three decades, that single Mumbai-based practice has grown into a group with a footprint spanning South Mumbai to the far suburbs, and Prabhadevi sits among its most prominent addresses. The developer's portfolio spans locations including Prabhadevi, BKC Annex, Khar, Off Juhu Circle, Kandivali, Borivali, Virar and Thane.
Rustomjee's portfolio includes 14.32 million square feet of completed projects, 12 million square feet of ongoing development and another 28 million square feet of planned development, spanning across the best locations of the Mumbai Metropolitan Region. At the IPO stage in late 2022, the company had 32 completed projects, 12 ongoing projects and 21 forthcoming projects across the MMR, spanning affordable, mid and mass, aspirational, premium and super premium categories under the Rustomjee brand. Boman Rustom Irani, Percy Sorabji Chowdhry, and Chandresh Dinesh Mehta are the company promoters.
Rustomjee Crown is the group's flagship Prabhadevi asset, and its ownership history reflects Keystone Realtors' broader strategy of converting development-management roles into full ownership. Keystone Realtors had been developing this project since March 2018 through a development management agreement with DB Realty. A subsequent transaction paved the way for Keystone Realtors to take over Rustomjee Crown, a premium residential project at Prabhadevi, as the developer of the project outright, expected to provide Rustomjee Group cash flow benefit worth Rs 60 crore in the first year and over Rs 300 crore over the entire project cycle. That consolidation gave Keystone Realtors full control of design, delivery and sales on one of South Mumbai's largest under-development gated estates.
The 5.75-acre gated estate sits between Worli to the south and Dadar to the north, with the Arabian Sea bordering Prabhadevi on the west, with the Siddhi Vinayak Temple approximately 1.3 km away, Mahalaxmi Race Course 5 km, High Street Phoenix 3.2 km, and the Bandra-Worli Sea Link giving quick access to the western suburbs. The project offers 3 BHK, 4 BHK and 5 BHK residences across three towers, with two towers rising to 68 floors and one to 67 floors. It is designed by Hafeez Contractor, one of India's most prominent architectural practices, with interiors crafted by PIA Interiors, a Bangkok-based firm working across Southeast Asia, featuring premium fittings, imported marble and smart-home integrations.
Rustomjee Crown offers more than 60 lifestyle amenities, with highlights including a poolside amphitheatre, a squash court, an outdoor dining deck, a ballroom, a private cinema, a well-equipped gym, a kids' creative corner and a yoga deck, outdoor zones including a Lagoon Pool, Aroma Garden, Hot Tubs, Solitude Forest, Sunken Court, Cloudwalk and English Court, plus a lounge cafe, multi-play court, floating lounge and indoor games room. The estate's built form pairs three high-rise towers with a wide landscaped podium, giving the density of a South Mumbai tower with the open-space ratio more typical of a suburban township — a combination the group has used across its larger Mumbai developments.
Prabhadevi is centrally located between Worli, Dadar and the Arabian Sea, offering quick access to South Mumbai's business districts, the Bandra-Worli Sea Link to BKC, and rail connectivity via Mahalaxmi Station and Dadar, with reputed hospitals like Hinduja, Breach Candy and Wockhardt nearby and retail anchors at High Street Phoenix, Palladium, Atria Mall and Kamla Mills. The locality's character has long combined spiritual heritage with a modern high-rise skyline: Prabhadevi, a prestigious residential locality in South Mumbai, lies between Dadar to the north and Worli to the south, bordered by the Mahim Bay on its western edge, historically named after the 300-year-old Prabhavati Temple, and has evolved into a sought-after enclave known for its serene environment and modern high-rise apartments.
Connectivity has been reinforced by two large infrastructure projects completing in the same window as Rustomjee's Crown deliveries. Mumbai Metro Line 3, set for full operations with stations at key locations including BKC, Worli, and South Mumbai, means dramatically reduced commute times to major business and leisure destinations for Prabhadevi residents. The Coastal Road, an ambitious 10.58 km highway connecting Marine Lines to the Bandra-Worli Sea Link, is expected to cut travel time between South Mumbai and the western suburbs by 70%, with coastal areas like Prabhadevi standing to benefit tremendously.
Prabhadevi trades at a premium even within South Mumbai's expensive core. Prabhadevi exhibits varied pricing across its immediate surroundings, with nearby Worli commanding a premium at ₹74,050 per sq ft, while Upper Worli is priced at ₹61,100 per sq ft, Dadar West offers a more accessible entry point at ₹57,200 per sq ft, and Lower Parel and Parel hover at ₹56,950 and ₹46,050 per sq ft respectively. Within this landscape, Keystone Realtors has established itself as the leading transacting brand. Rustomjee leads the Prabhadevi developer landscape with the most recorded transactions, reflecting strong brand trust, and projects like Rustomjee Crown remain the top choice for buyers in terms of both transaction count and value.
Rustomjee Crown sits within a listed, institutionally backed platform rather than a standalone project company. Keystone Realtors' IPO was a main-board issue of 1,17,37,521 equity shares aggregating up to ₹635 crore, priced at ₹541 per share, and the stock has since traded as a tracked NSE and BSE-listed developer. Keystone Realtors aims for Rs 10,000 crore in pre-sales by 2029-30, having already achieved Rs 4,022 crore in pre-sales for FY25, a 33% year-on-year increase. That growth trajectory, funded partly through public markets, underpins the group's ability to carry large, long-gestation towers like Crown through to occupancy certification without depending solely on construction-linked collections.
