Keystone Realtors Limited, which operates entirely under the Rustomjee brand, was incorporated in Mumbai in 1995. Over three decades it built a concentrated position in the Mumbai Metropolitan Region (MMR), delivering residential buildings, integrated townships, gated communities, corporate parks, retail spaces, and social infrastructure such as schools and clubhouses. By mid-2026, the company has completed 39 projects, has 17 ongoing, and a further 21 forthcoming across MMR, with a cumulative delivered area of over 29 million sq ft and a development pipeline exceeding 46 million sq ft. Its signature addresses include Rustomjee Elements in Upper Juhu, Rustomjee Paramount in Khar, Rustomjee Seasons in Bandra Annexe, Rustomjee Crown in Prabhadevi, and the large township Rustomjee Uptown Urbania in Thane.
The move into Pune is Rustomjee's third geographic expansion beyond Mumbai, following its announced entry into Nagpur. According to a statement by CMD Boman Irani, the company is studying two land parcels of roughly 100 acres each in Pune under a joint development model. The Pune decision is consistent with Rustomjee's stated strategic emphasis on large-scale township projects and reflects its recognition that Pune's housing demand profile — IT-driven, mid-to-premium ticket sizes, end-user dominated — mirrors the customer base it has served in MMR's western suburbs for three decades.
The project being tracked here — Rustomjee Pune Township, sited on the Pune Growth Corridor — is planned across 100 acres. The developer has acquired this land parcel to mark its formal entry into the city. The township is structured as a mixed-use development: residential apartments in 2 BHK, 3 BHK, and 4 BHK configurations, alongside retail and commercial spaces. Shops and showrooms range from 127 sq ft to 612 sq ft, priced from ₹71 lakhs to ₹3.42 crore; office spaces run from 708 sq ft to 1,010 sq ft from ₹4.79 crore onwards.
The residential product carries Rustomjee's SOUL design philosophy — Sustainable, Optimized, Unique, and Liveable — expressed here through Art Deco architecture: geometric façade patterns, tiered detailing, bold vertical lines, mosaic accents, and decorative metalwork. Interiors are specified with modular kitchens, French windows designed to draw natural light through every room, and spacious balconies. The master plan dedicates over 60% of the total site area to landscaped gardens, parks, water bodies, and open spaces.
The township's amenity list is drawn from Rustomjee's established township template, which in MMR projects has included self-contained social infrastructure. At Rustomjee Pune Township, the residential component incorporates a swimming pool, fully equipped gym, clubhouse, jogging and cycling track, reflexology track, yoga lawn, mini theatre, library, kids' play area, senior citizen deck, pet park, spa, sports area, and a Nana-Nani park. The commercial component adds a lounge area, meeting rooms, Wi-Fi facilities, and branded fittings. Both components are backed by 24/7 water supply and power backup.
Beyond individual amenities, the township plan integrates retail spaces, healthcare centres, and educational institutions within its perimeter — a format Rustomjee has deployed at Urbania in Thane, where the developer built schools and commercial zones as part of the same master plan. For Pune buyers who have watched large peripheral townships mature over the past decade, this self-sufficiency element carries practical weight: it reduces dependence on the surrounding micro-market for everyday needs during the years between launch and full neighbourhood maturation.
Rustomjee's strongest MMR projects have historically been in locations that combined proximity to employment hubs, expressway access, and room to build at scale. The Pune Growth Corridor shares that geometry. The township's location offers connectivity to Hinjewadi IT Park, the Pune–Mumbai Expressway, and the upcoming Hinjewadi–Shivajinagar metro line. Hinjewadi hosts major technology employers including Infosys, TCS, Wipro, and Cognizant, creating persistent housing demand from a salaried professional base.
Pune's macro numbers reinforce the rationale. The city recorded over 13,500 property registrations in a single month in 2025. Residential prices citywide rose roughly 5% year-on-year in 2025, reaching an average of approximately ₹5,016 per sq ft, with capital value growth of around 6% annually across key micro-markets according to JLL Research. In the IT-facing corridors of Hinjewadi and Wakad, capital growth has run higher — Hinjewadi showed a 4% quarterly increase in capital values in recent periods, while 2 BHK rents in Hinjewadi Phase 3 were fetching ₹22,000–₹28,000 per month in early 2025 with very low vacancy. Pune also offers residential yields in the 3–4% range, higher than the typical 2.5% seen in comparable Mumbai segments.
Rustomjee's price positioning in this market is deliberate. The company has publicly stated a focus on the mid-mass and aspirational segments, particularly between ₹1 crore and ₹7 crore, with a specific emphasis on the ₹3.5 crore to ₹5 crore range. This aligns with where Pune's demand is thickening: the mid-segment between ₹50 lakh and ₹1 crore forms the backbone of new project launches, while sales in the ₹1–2 crore band have grown sharply driven by senior IT executives, dual-income families, and Mumbai-origin buyers who find Pune's larger floor plates comparatively accessible.
Rustomjee's stated construction framework for the Pune township integrates green building practices including solar-powered street lighting, rainwater harvesting, waste management systems, and energy-efficient appliances. The landscaping plan incorporates tree-lined boulevards, water bodies, and biodiversity zones alongside the 60%-plus open-space allocation. Wide internal roads and zoned residential clusters are designed to separate pedestrian activity spaces from vehicular movement — a planning discipline the developer has refined across large MMR sites like Urbania.
For a Pune buyer approaching Rustomjee for the first time, the MMR portfolio offers the most direct evidence of delivery capability. Keystone Realtors has successfully housed over 19,000 families across its redevelopment and development projects. Its listed entity (NSE/BSE: RUSTOMJEE) reported FY26 pre-sales of ₹40.22 billion and collections of ₹26.21 billion across seven launches. In Q1 FY26 it reported its highest-ever quarterly pre-sales of ₹1,068 crore, a 75% year-on-year increase. The Realty+ Excellence Awards 2025 recognised Rustomjee La Vie as Mid-Segment Project of the Year, and TRA Research ranked Rustomjee India's Most Desired Real Estate Residential Brand for 2024 across 1,000 brands in 34 categories and 16 cities.
The Pune township represents Rustomjee's first ground-up project in the city, which means buyers are making a judgment on brand transfer — whether the quality standard and planning discipline visible at, say, Rustomjee Urbania in Thane or Rustomjee Elements in Upper Juhu will replicate here. The 100-acre scale, Art Deco design specification, and mixed-use programme suggest the developer intends to bring its full township format rather than a scaled-down entry product. The joint development model being used for the Pune land acquisition is also consistent with how Rustomjee has managed capital-efficient expansion in MMR — lower upfront land cost, faster site control, shared execution risk.
